In one of my many professional past lives I managed a family office for a very wealthy tech entrepreneur. Real Estate was one of the areas I allocated capital to, mainly in multi-family properties in the South of the United States. I loved investing in real estate; the leverage, the tangibility of the assets, the cash-flows, the limited number of variables to take into consideration, the value-add opportunities were all very appealing to me. At the time, as an institutional investor, the investments I was making were in the hundreds of millions of dollars; however as a retail investor there were not many opportunities to get direct exposure to the asset class.
